Scott Govers is not only a licensed Realtor he is a licensed Appraiser with a B.S. in Finance and Real Estate.

I have over 17 years of real estate experience in sales, property management, appraisals, and rehabs.  I have completed condo conversions, $250,000 – $500,000 rehabs, turned around and stabilized multiple apartment buildings, sold dozens of homes, and appraised over 2000 1-4 unit properties.  I have significant experience negotiating contracts, valuing homes, and marketing homes, etc.  Scott is adept at coordinating contractor, designer/architect, and staging services, etc.  Given Scott’s real estate expertise he was sought out as an expert witness for a local law office.

Local Area Knowledge

Scott grew up in Berkeley/Oakland, and lived in San Francisco for several years will obtaining his B.S. degree from SFSU. He has lived in Oakland, and worked in the East Bay, for over 30 years. As such he knows the real estate trends and changes in San Francisco, the East Bay, and especially the Oakland market.

PROFESSIONAL TRAINING AND EDUCATION

The requirements to become a licensed appraiser include 150 hours of qualifying education and a minimum of 2,000 hours of experience working under an already established licensed appraiser. After all this one must pass an intense four hour exam.

In Comparison to become a real estate agent although 135 hours of education are required there is no minimum number of hours of experience required. However, one must still pass on exam to obtain a license.

Scott has over 300 hours of qualifying experience, many with a formal bank training program, and has over 10,000 hours of experience valuing residential property.

This experience valuing property is a huge benefit to his sellers as Great Marketing means nothing if the property is not priced correctly. Effective Marketing begins with the correct property valuation and pricing.

Pricing the home correctly – this is the single most important factor in the successful sale of your home. 

PRICING IS AN ART AND A SCIENCE.

Who better than a realtor who is also a licensed appraiser to get your home priced right for the best possible sales outcome.

Every house selling on the market (with financing) must be sold twice; once to a prospective buyer and then again to the bank (through the bank’s appraisal).  With escalating prices, the second sale might be even more difficult than the first.  Given Scott’s experience as an appraiser and realtor Scott is able to better anticipate potential appraisal issues and build greater rapport with fellow licensed appraisers.

Once we assess the market, and determine our pricing strategy then after prepping your home for the market (possibly painting, remodeling, staging, landscaping, etc.) we leverage our social media and online efforts with high quality professional photos.  According to NAR, the National Real Estate Association, 90% of buyers are first drawn to a property (online or otherwise) by good quality photographs.  In fact, realtors that invest in professional real estate photography sell homes 32% faster and for 10-20% higher prices.

The combination of high quality professional photos and effective online marketing creates a high level of interest.  Only 9% of realtors use social media advertising (Facebook, Instagram, Twitter, etc.) to market their property listings.  This Listing Syndication gets your home on hundreds of websites (Including Realtor.com, Craigslist.com, Trulia.com, Zillow.com, etc.) for maximum exposure.

In addition we market to local agents that transact business in your homes area, as well as advertise in local newspapers including the San Francisco Chronicle, East Bay Times (formerly the Oakland Tribune and Contra Costa Times), and the Montclarion which circulates throughout the Oakland Hills.  We will also send out mailers and/or door knock 300 of your neighbors.  Oftentimes neighbors will inform others of your listing.

We donate 2% of our gross commissions to a cause of your choice when we close your deal.

  • Represent you in all offer presentations or negotiations…to assure you in negotiating the best possible price and terms.
  • Handle all follow-up upon a contract being accepted…all mortgage, title, and other closing procedures.
  • To get as many qualified buyers as possible into your property until it is sold.
  • To effectively communicate to you several times per week the results of our activities.
